Model homes are designed to draw you in—and they do a great job!
It’s easy to imagine yourself living in that perfectly staged space. But before you step inside, there’s something important to know: the sales rep you meet works for the builder, not for YOU!
So, Why Does That Matter?
The builder’s rep is there to represent the builder’s best interests. They’ll happily answer questions and guide you through the process—but their loyalty is to the company that signs their paycheck.
That’s why having your own agent is so important. When you bring me with you, I represent your side of the deal, from start to finish.
How I Help Protect My Buyers
Here are a few examples of what I do for my clients in new construction:
- Negotiations: I’ll ask about incentives, compare what’s being offered, and sometimes get even more than what’s advertised.
- Contracts: Builder contracts are different from resale contracts—and often tilted in the builder’s favor. I’ll help you understand what you’re signing.
- Inspections: Even brand-new homes can have issues. I’ll guide you through when and how to bring in a third-party inspector.
- Timeline & Expectations: Builders run on their own schedules. I’ll help you set realistic expectations and keep an eye on deadlines.
- Comparisons: Just because a deal looks great doesn’t mean it’s the best fit. I’ll help you compare multiple communities, so you know what’s possible.
The Cost (Or Lack Of It)
Here’s the best part: my representation is usually paid by the builder, not you. That means you get professional guidance, advocacy, and protection—without adding to your budget.
And no, you won’t get a better deal by NOT bringing an agent with you.
Bottom Line
Walking into a builder’s office without your own agent is like walking into a courtroom without a lawyer. You can do it—but you’re taking a big risk.
If you’re thinking about new construction, let’s connect before you start touring. I’ll make sure you’re protected, informed, and ready to make the best move for your future.
