Choose the Right Co-Buyer

You’ll want to review each other’s finances, discuss future plans, and make sure you’re on the same page before you start looking.
Put Everything in Writing
Even if you trust each other completely, get it in writing. Work with a real-estate attorney to create a simple ownership agreement that outlines:
- Who pays what (down payment, mortgage, taxes, utilities)
- How repairs and upgrades are handled
- What happens if one person wants out
It’s basically a “home prenup” — and it keeps everyone’s interests protected down the road.
Decide How You’ll Hold the Title
The title determines legal ownership.
- Tenants in Common (TIC): Each owner has a defined share (equal or not) that can be sold or passed on separately.
- Joint Tenants with Right of Survivorship (JTWROS): If one person passes away, ownership automatically goes to the other.

Talk Lifestyle — Not Just Finances
If you’ll be living together, have an honest chat about day-to-day life: cleaning, guests, pets, noise, décor — all the things that can strain even the best relationships. Clear boundaries now can save everyone from frustration later.
Plan the Exit Strategy
Life changes — people move, get married, change jobs, or want to cash out. Decide ahead of time how one person can sell their share or how you’ll agree on a buyout or sale price. Planning for the “what ifs” keeps you both in control.
Buying a home with someone else can absolutely be a win—more buying power, shared expenses, and a chance to build equity faster. Just make sure your excitement comes with a plan and a clear agreement.
