The Final Step Before Closing: Your Walkthrough

You’re SO close! You’ve made it through home shopping, contract negotiations, financing, and inspections. Now comes the last big step before closing day: the final walkthrough.

Think of this as your final opportunity to make sure the home is move-in ready, whether you’re buying new construction or resale.

New Construction Walkthroughs

Builders typically offer two walkthroughs:

  1. Initial Walkthrough (Pre-Closing)
    • This usually happens about a few weeks before closing.
    • You and the builder (or their superintendent) will go through the home together to check for unfinished items, cosmetic touch-ups, and functionality of systems.
    • We often call this the “blue tape” walkthrough as well because we stick blue painter’s tape next to any areas that need some touch ups.
  2. Final Walkthrough (Closing Day or Just Before)
    • This is to confirm the punch list items were completed and all of the blue tape is gone.
    • You’ll test lights, outlets, appliances, plumbing, windows, and doors one more time.

Reminder: Even with a brand-new home, consider hiring a third-party inspector before your walkthrough. They may catch things you (and the builder) miss.

Resale Home Walkthroughs

For resale, the walkthrough is usually done once—within 24–48 hours of closing.

  • This is to confirm the home is in the agreed-upon condition.
  • You’ll check that negotiated repairs were made, appliances and fixtures are still present if they were part of the contract, and there’s no new damage since the inspection.

What to Look For at Any Walkthrough

It’s a good idea to have a copy of your contract and inspection reports as a reference during the walkthrough.

  • Test outlets, switches, and lights
  • Run all faucets and flush toilets
  • Turn on heating and cooling systems
  • Open and close windows and doors
  • Check for cleanliness and construction debris
  • Make sure included appliances are installed and working

For resale homes, there may be issues you’re already aware of that won’t be fixed…but don’t worry, a great agent will have worked out a deal for you because of that 😉

Overall, with any type of home, the walkthrough gives you peace of mind before signing the last round of paperwork. It ensures the home is delivered in the condition you agreed to—and helps prevent surprise repairs after move-in.

The walkthrough is your final safeguard before becoming the official homeowner. Take your time, bring a checklist or your notes, and don’t be afraid to speak up if something doesn’t look right.
