But this is also the phase where buyers often feel the most unsure… simply because no one has explained what happens next.
So here’s a clear breakdown of what to expect once you’re under contract — without the overwhelm.
1️⃣ Your Option Period (AKA Your Time to Ask Questions)
Shortly after going under contract, you’ll enter the option period. The exact amount of time is something we negotiate with the seller.
This is your window to:
- schedule inspections
- get contractors in for early quotes
- review the home more closely
- and decide if you want to move forward, renegotiate, or walk away
This is not the time to rush or stay quiet. It’s the time to ask questions and gather information so you can make confident decisions.
2️⃣ Inspections & What Really Matters
Inspections almost always uncover something — and that’s normal.
What matters isn’t whether a list comes back… it’s:
- what’s typical for the age and area of the home
- what affects safety, function, or future cost
- what’s reasonable to address or negotiate
This is where guidance really helps separate “good to know” from “needs attention.”
3️⃣ Appraisal & Lender Work (Mostly Behind the Scenes)
While inspections are happening, your lender is also moving things forward:
- ordering the appraisal
- verifying documents
- finalizing loan details
A lot of this happens quietly, which can make buyers feel like nothing is happening — even though progress is being made. It’s important to keep your eyes and ears open for any communication or requests from your lender during this time so you can act quickly.
4️⃣ Negotiations & Adjustments
Depending on inspections and appraisal results, there may be conversations around:
- repairs
- credits
- timelines
This is a normal part of the process and not a sign that anything is “wrong.”
The goal is clarity and fairness — not perfection.
5️⃣ The Waiting (Yes, This Part Is Real)
One of the biggest surprises for first-time buyers is how much waiting there is.
Waiting on:
- responses
- lender updates
- final approvals
This phase can feel quiet, but it doesn’t mean things aren’t moving. Staying informed helps keep the nerves in check.
Plus this is the perfect time for you to work on packing, scheduling movers, shopping for home insurance, and getting your utilities set up.
6️⃣ Final Walkthrough & Closing Day
As you get closer to closing, you’ll:
- do a final walkthrough of the home
- review closing numbers
- sign final paperwork
And then… you get the keys 🎉
